Earnest money email templates
The first deadline on most files, and the one that quietly kills deals when nobody confirms it landed.
The bracketed words are placeholders. Swap them for the real names and dates, or paste these into ClosingDay and they fill themselves in per deal.

Wire instructions and the deadline
Subject
Earnest money for [Property Address], due [Earnest Money Deadline]
Hi [Buyer First Name],
Your earnest money of [Earnest Money Amount] is due [Earnest Money Deadline]. Wire instructions are attached, and they came directly from [Title Company].
Before you send anything, call [Title Company] on a number you look up yourself and read the account details back to them. Do not use a phone number from an email, including this one. Wire fraud in real estate works by sending a convincing email at exactly this moment in the transaction.
Send me the confirmation once it's done and I'll match it against escrow.

Earnest money receipt for [Property Address]
Hi,
Can you confirm receipt of the earnest money on [Property Address]? Our records show it was due [Earnest Money Deadline] and I don't have a receipt in the file yet.
If it has landed, a copy of the receipt is all I need. If it hasn't, tell me and I'll chase it from this end.

Earnest money received on [Property Address]
Hi [Buyer First Name],
Escrow has your [Earnest Money Amount] on [Property Address] and the receipt is in your file. That deadline is behind us.
Next up is the inspection period, which ends [Inspection Deadline]. I'll be in touch before then.

These are already in ClosingDay
All 28 templates come with a new account. Upload the contract once and ClosingDay reads the address, names, price and dates off it, so the bracketed words come out filled in on every email about that file. Move the closing date and the deadlines in your templates move with it.
Would you send these?
These were written for coordinators, not by one. If a line here would embarrass you in front of a client, we would genuinely rather hear it.
