F.S. §718.503(2): on a resale the buyer may VOID the contract within 7 days, excluding Saturdays, Sundays and legal holidays, after executing it AND receiving the condominium documents — declaration, articles, bylaws and rules, the most recent year-end financial statement and annual budget, and the FAQ summary. Late delivery moves the window rather than shortening it, and the buyer may also extend closing by up to 7 business days after receipt. Two limits worth knowing: there is no void right at all if the buyer received everything more than 7 business days BEFORE signing, and the right terminates at closing. It cannot be waived.
