Put your closing date in and get the real dates
Most checklists tell you "3 days before closing" and leave you to count. This one counts — business days, federal holidays, and the observed weekday when a holiday lands on a weekend.
Contract date
Closing date
38 tasks across 6 phases
Collapse all
Send executed contract to closing attorney + lender
Distribute the signed contract and addenda to the closing attorney, lender and listing agent.
Buyer's agent
1 day after the contract date
Confirm Seller's Disclosure of Property Condition was received
KRS 324.360 requires it BEFORE the buyer makes an offer, not after acceptance. If it never arrived, that is worth raising now rather than at closing. New homes with a builder warranty, auctions and court-supervised foreclosures are exempt.
Buyer's agent
2 days after the contract date
Open file with closing attorney
Kentucky closings are conducted by an attorney, who also handles the title examination and deed.
Title / escrow
2 business days after the contract date
Deliver earnest money to broker
KAR ¶3: held by the named broker, not an escrow company. A dispute is distributed under KRS rather than by the parties.
Buyer

Confirm earnest money received
Buyer's agent

Buyer applies for the mortgage
KAR ¶2: apply within the stated number of BUSINESS days from acceptance and use best efforts to obtain approval.

Buyer
On the inspection deadline
Rescission deadline (after the Inspection Period)
The second clock. KAR ¶5 lets the buyer rescind at any time prior to the stated number of days FOLLOWING the Inspection Period. Miss it and the right to walk on the inspection is gone, whatever the report said. If the buyer asks for repairs instead, the seller may agree or rescind.
Buyer's agent
3 days after the inspection deadline
Order termite inspection
KAR ¶5 names it explicitly and asks which party pays.
Buyer's agent
21 days before closing

Is this right for Kentucky?
These are real statutory deadlines and they change. If something here is wrong or out of date, we'd genuinely rather hear it.

Stop re-typing this on every file
Upload your executed contract and ClosingDay builds this checklist for the file — dates already calculated, and every one of them re-shifts when the closing date moves. It reads the contract, so nothing gets typed twice.
This checklist is a working aid, not legal advice, and deadlines on your file are governed by your contract. Check every date against the executed agreement.
