Send executed contract to title and lender
Distribute the executed TREC contract + all addenda to the title company, lender, and listing agent within 24 hours of the Effective Date.

Open title / escrow (confirm GF number)
Confirm the title company has received the contract and opened the file (GF number issued).

Deliver earnest money + option fee
TREC ¶5: buyer delivers earnest money and the option fee to the title company within 3 days of the Effective Date (calendar days).

Third Party Financing Addendum: buyer makes loan application and authorizes credit. Apply promptly so approval lands before the closing date.

Confirm the title company has receipted both the earnest money and the option fee.

Schedule inspection (within option period)
Order the general inspection early in the option period so there is time to negotiate repairs before it ends.

Negotiate repairs (amendment) before option ends
If repairs are needed, submit a TREC Amendment and reach agreement BEFORE the option period expires — the buyer's unrestricted termination right ends with it.
